PCS Season: The Bookings That Arrive With a Deadline
Families on orders are not visitors. The dates are fixed, the stays run long, and the turnover afterward is closer to a tenancy than a holiday let.
A large share of the demand around Coronado, National City, Imperial Beach and Chula Vista has nothing to do with holidays. It is families arriving on orders, needing somewhere to live while they find somewhere to live.
Permanent change of station moves cluster heavily in summer, which means a predictable annual surge that has nothing to do with beach weather and everything to do with the school year.
They are moving, not visiting
This is the fact that changes the job. A family on PCS arrives with a household in transit — often with items in storage, sometimes with pets, occasionally with a vehicle in shipping and a rental car in the driveway. They are not out sightseeing. They are house-hunting, enrolling children in schools, and dealing with paperwork.
So the property gets used like a home from day one. Full kitchen use, laundry constantly, and every storage space in the property occupied. A three-bedroom that comfortably sleeps six tourists holds a family of four plus everything they could not put in storage.
Why they are good business
Thirty to ninety nights at a time, booked with certainty because the orders are real, and often with a housing allowance behind them rather than discretionary spending. They cancel far less than leisure bookings and they tend to leave properties in reasonable condition, because they are living there rather than partying there.
They also come back. Military families move often and talk to each other, and a rental that handled a PCS well gets recommended to the next family with orders to the same place.
What to get right
Practical things, not luxuries. Reliable internet, because a spouse is probably working remotely and paperwork is all online. Enough kitchen equipment to actually cook for a family for two months. Laundry in the unit rather than shared. Space to put suitcases that are not going to be unpacked.
And clarity about pets, since a family that has just relocated a dog across the country has nowhere else to put it.
Clean partway through, not just at the end
A sixty or ninety-night stay with one clean at the end is the same mistake owners make with any long booking, and it costs more here because the property is under heavier use than a leisure stay. A reset every four to six weeks keeps the property re-lettable and catches maintenance while it is small.
Arrival and departure dates are not flexible
A household on orders is working to dates somebody else set. Report dates, housing appointments and shipment windows are fixed, which means these bookings rarely move and rarely cancel.
That predictability is worth a great deal operationally, and it cuts the other way too: a turnover that runs late has nowhere to go, because the family is arriving that day with everything they own.
They arrive with more than luggage
Expect a vehicle or two, sometimes a pet, and often boxes that came ahead of the household goods shipment. Storage matters more here than in a holiday booking, and so does parking.
The turnover after one of these stays is heavier than the length suggests. A family living out of a property for weeks uses the kitchen properly, runs the laundry constantly, and moves furniture to suit how they actually live.
Ask what the household needs
These are not guests in the ordinary sense and a short message asking what would help lands differently. Somewhere to put boxes, an extra set of towels, an early check-in on the day they land.
Those cost almost nothing and they are the reason this segment produces repeat bookings and referrals within a community that talks to itself constantly.
Base access is not something to assume
Some of these households are working around installation access, and a property's distance from a gate matters more to them than its distance from the beach. That also affects anyone visiting the property on their behalf.
If a cleaner or a contractor needs to reach the property during a stay, arrange it directly with the household rather than assuming the schedule holds. People on orders have appointments they cannot move.
